2nd Street
The 2nd Street Corridor is Edmond’s Route 66 gateway: a high-visibility stretch running from I-35 West toward Downtown Edmond and the Broadway Corridor. It spans roughly three miles of bustling developments., connecting interstate access, daily commuters, destination dining, established retail and the unmistakable pull of America’s Mother Road. The Icehouse Project at 125 W. 2nd Street brings food, drink and events to the corridor, while nearby restaurants, shops and local destinations give the area a vibrant energy built for businesses that want to be seen.
To the east, 2nd Street opens toward Lake Arcadia and one of Edmond’s most exciting new destination anchors: Uncommon Ground Sculpture Park at 2nd Street and Coltrane. The 62-acre park is planned as Oklahoma’s first public sculpture park, with art, trails, play spaces, dog parks, ponds and restaurant spaces along 2nd Street. It adds a major tourism and recreation attraction directly on Historic Route 66. Broadway
The Broadway Corridor is the front door to the city. Entering from the south, it extends from the Broadway Extension north to the heart of downtown. This flourishing corridor captures over 65,000 vehicles commuting daily between Oklahoma City and Edmond. Broadway blends a bustling, walkable historic district filled with local restaurants, bars, and retailers north of 2nd Street with a high-capacity commercial retail zone further south. The intersection of Broadway and 2nd Street ties the corridor directly into historic Route 66, injecting thousands of visiting travelers and historic tourism into the area.
The city is backing Broadway’s momentum with serious investment and a bold vision for what comes next. Through the 2nd & Broadway Corridors Study, TIF-supported improvements and major mixed-use projects like 103 N. Broadway, Edmond is turning this commercial spine into a more walkable, connected and development-ready corridor. Downtown Edmond
Anchored along historic Route 66, Downtown Edmond is a working main street. With more than 75 businesses, it’s growing faster than it has in decades. Walkable by design, served by ample public parking and animated by year-round events and public art, it’s a district that earns repeat visits. Its authentic sense of place is driven by eclectic retail, local eateries, creative offices, and experience-first concepts.

I-35 and Covell
The I-35 and Covell corridor is North Edmond’s commercial center of gravity. What was recently open land is now the fastest-growing retail and entertainment hub in the city, anchored by Legacy at Covell: a master-planned development drawing Whole Foods Market, Central Oklahoma’s first Ruth’s Chris Steak House, Dick’s Sporting Goods, Barnes & Noble, and a roster of national and regional names still opening their doors. Backed by $17 million in city incentives and surrounded by master-planned neighborhoods with average household incomes exceeding $168,000 within a mile, this is prime growth territory.
The numbers tell the story. More than 65,000 vehicles pass through the interchange daily, and Edmond’s disciplined approach to commercial zoning means this corridor captures demand from all of northern Oklahoma County and southern Logan County. ShowBiz Cinemas draws over 460,000 visitors annually. A Hilton Garden Inn and Conference Center serves the business traveler.
